Types of Land Deeds

Land title deeds are available in a variety of types in Thailand. However, we shall categorize them into the following four major categories.

  • Freehold Title Deed (Chanote or Nor Sor 4)
    This type of title allows the complete owner ownership of the property. So, if you wish to purchase land in Thailand, this title deed is your best choice.

  • Nor Sor 3 Gor
    The Nor Sor 3 Gor deed grants land ownership pending a formal title deed. The Land Department takes measurements of the land. The owner is aware of his possessions. Land with a freehold title deed may be sold, transferred, or mortgaged (Chanote). If no challenge is raised, the Land Department may modify it to a complete title deed upon receiving a petition from the property owner.

  • Nor Sor 3
    This type of land title deed differs from the preceding one in that land with Nor Sor 3 has yet to be measured by the Land Department; as a result, the land has yet to be determined to have precise boundaries. However, Nor Sor 3 may afterward be changed to a Nor Sor 3 Gor and, in the future, to a freehold title document.

  • Possessory Right
    The least recommended title deed is one like this. A land having a possessor right has never been proven by the Land Department; rather, it is only acknowledged by local administrative office tax payments.
